Public hearing — Cerqua subdivision (7:05 PM)
Applicant William Cerqua presented the survey for the proposed 11.91-acre one-lot subdivision from a 71-acre parcel in an RA district at 227 Verbeck Avenue. A 900-square-foot house is planned for his son on the new flag lot, with new septic and well, and all setbacks comply with the Zoning Code. There was no public comment, and the hearing closed at 7:08 p.m.
Regular meeting (7:09 PM)
Members present: Elizabeth Hale, Vince Ragone, Chris Reynolds, and Bob Weir. Absent: Frank Alessandrini and Dan Clow. In the Chairman’s absence, Elizabeth Hale chaired the meeting. Kristin Pratt, Deputy Town Attorney, was present, and a town resident attended.
Without a quorum of the members who had attended the February 7 meeting, the Board could not approve the February minutes; they will be reviewed in April.
Applications
- Cerqua subdivision (Tax Map #12.-1-20.12). Although the Board had issued a SEQRA negative declaration in February, the DEC’s EAF mapper subsequently flagged potential wetlands and archeological sensitivity in the area. The Board questioned the mapping’s accuracy but agreed that the State Historic Preservation Office (SHPO) should be notified and given an opportunity to address the archeological sensitivity, and tabled the application until the April meeting.
- Brock lot-line adjustment (Tax Map #32.-3-5 and #32.-3-2). Land surveyor Brian Holbritter appeared for the applicants, Christine and Donald Brock of 549 Doty Hill Road. The adjustment moves 10.25 acres to an adjacent 9.96-acre lot to create a 20.21-acre parcel in an RA district — to be owned by James Rasmussen — at Doty Hill and East Schaghticoke Roads, southwest of the Hoosic River overflow. An owner authorization for Planning Board action and the short-form EAF were submitted, along with the $25 fee. Approved (Ragone · Reynolds · all).
