The Zoning Board of Appeals of the Town of Schaghticoke met at the Town Hall, 290 Northline Drive, Melrose, on Thursday, February 1, 2024.
Regular meeting — 7:00 PM
Roll call took place.
Present: Ed McDonough (Chairman), Rich Geddis, Kristin Griswold, and Lettie Saheim. Absent: Jay Shover. Elizabeth Hale, Clerk, was present.
Because there was not a quorum of the members who had attended the December 7, 2023 and January 4, 2024 meetings, the Board could not approve those minutes; they will be reviewed at the March meeting.
Inquiries and guidance
The Chairman noted an email from a resident considering building a home on a family member’s property, who still needed to determine the lot’s acreage and the size of the proposed dwelling.
A resident also asked the Board how to go about acquiring an adjacent portion of a neighbor’s property. The land had once been part of a row of lots subdivided into 100-by-300-foot parcels; two adjacent lots the neighbor owned were later merged on the tax map into a single parcel (about 200 by 300 feet, under one tax-map number), even though the deed still describes them as two separate lots. Because the piece the resident hoped to acquire is no longer a conforming or existing lot under the Town Zoning Law, substantial variances would be needed before any subdivision or lot-line adjustment. Chairman McDonough said he would consult Deputy Town Attorney Kristin Pratt on the options and then follow up with the resident.
