The Planning Board of the Town of Schaghticoke met at the Town Hall, 290 Northline Drive, Melrose, on October 4, 2023 at 7:15 PM.

Members present: Dan Clow, Elizabeth Hale, and Bob Weir. Absent: Frank Alessandrini, Brian Davidson, and Chris Reynolds. Kristin Pratt, Deputy Town Attorney, was not present but available by phone.

Without a quorum, the Board could not approve the September 6, 2023 minutes (to be reviewed in November) or deliberate on any application. As a courtesy, a surveyor and applicant who were in attendance presented an item for the Board’s information.

Presented (no action)

  • Root lot-line adjustment (Tax Map #20.18-1-14 and #20.18-1-15). Surveyor Brian Holbritter presented a proposed lot-line adjustment in the Hamlet District in Hemstreet Park, for back-to-back lots on South Pearl and South Linden Streets owned by William Root and Erin Fisher-Root. The plan would move a 3,000-square-foot area to the South Pearl Street lot — creating an 11,010-square-foot lot for a 30′×40′ dwelling and garage, and reducing the South Linden Street lot to 11,860 square feet — with both resulting lots meeting the Zoning Code and consistent with the neighborhood. Two area variances are required, and the application was ready to submit to the ZBA at its October 5, 2023 meeting.
