Regular meeting (7:01 PM)

Members present: Frank Alessandrini (Chairman), Dan Clow, Brian Davidson, Elizabeth Hale, and Chris Reynolds. Absent: Bob Weir. Kristin Pratt, Deputy Town Attorney, was present. The Board approved the June 7, 2023 minutes with a correction — removing a member erroneously listed as voting on the Les Peters subdivision, as he had been absent that month (Clow moved, Davidson seconded; Davidson abstained).

Applications

  • Morizio lot-line adjustment (Tax Map #20.-1-1.118). Surveyor Brian Holbritter, for applicant Martin Morizio, presented a lot-line adjustment at 859 Knickerbocker Road (RA district), in the southeasterly portion of the Bruno Farm Subdivision Phase II. The adjustment annexes 4.12 acres to the 2.74-acre Lot #16 and includes 18.19 acres of conserved space from Bruno Farm Phase I, for a total 25.05-acre parcel, with no new access created; the applicant’s sister plans to build on the lot. The Board approved the lot-line adjustment (Reynolds · Davidson · all).
  • Bonnier Plaza gift shop — Special Use Permit pre-filing conference (Tax Map #41.-1-24.2). Deborah Yando proposed a retail gift shop in an existing ~538-square- foot space at Bonnier Plaza, 1140 NYS Route 40 (RA district), between Bonnier’s Auto Repair Shop and a hair salon. The Board advised that a handicap parking space would be required as a condition of approval, and provided the application materials so a public hearing could be scheduled for the following month.
  • Cerqua subdivision — concept review (Tax Map #12.-1-20.12). No one appeared, but the Chairman relayed a call from surveyor Jim White, whose client wishes to subdivide property at 227 Verbeck Avenue: a 20.12-acre lot with 200 feet of frontage from a 71-acre parcel, reached by an approximately 1,000-foot access road to a proposed new residence, with a shared driveway serving it and the existing home. After discussing the shared driveway, flag-lot status, and the need for a fire-apparatus turnaround, the Board agreed it would consider the proposal.

The Chairman noted the August meeting may be lengthy given the number of items on the agenda. The Board adjourned at 7:33 p.m. (Clow · Davidson · all).
