The Zoning Board of Appeals of the Town of Schaghticoke met at the Town Hall, 290 Northline Drive, Melrose, on Thursday, November 6, 2025.
Regular meeting — 7:00 PM
Roll call took place.
Present: Ed McDonough (Chairman), Rich Geddis, Kristin Griswold, and Jay Shover. Absent: Lettie Saheim.
David Brennan, Town Attorney, and Elizabeth Hale, Clerk, were present.
Prior minutes
Because only two of the members present had attended the October meeting and one member present in October was absent, a quorum was not met. Both the October and September minutes will be reviewed at the December meeting.
Patricia Powers — area variances (Tax Map #61.-1-18)
Pat Powers and her son, Marc Fusco, appeared, and Ms. Powers submitted an application seeking area variances to subdivide two lots that had been merged under a single tax-map number. The lots — each 100 feet wide and 300 feet deep — are on a dead-end street at 6 Powers Lane; the merged parcel now measures 200′ × 300′ with an existing dwelling on one of the original lots. Ms. Powers would like to subdivide the double lot back to the original sizes, which would not meet the Town Zoning Code’s 3-acre density and setback rules — requiring an area variance for density and a 7-foot variance to meet the 30-foot side-yard setback. The $150 application fee, application, and short-form EAF were received.
Chairman McDonough noted he had received no queries by email or phone.

With no further business, Chairman McDonough moved to adjourn at 7:15 p.m.; Rich Geddis seconded. Ayes: McDonough, Geddis, Griswold, Shover · Nays: None.
