The Zoning Board of Appeals of the Town of Schaghticoke met at the Town Hall, 290 Northline Drive, Melrose, on Thursday, October 2, 2025.

Regular meeting — 7:00 PM

Roll call took place.

Present: Lettie Saheim, Kristin Griswold, and Jay Shover (Vice Chairman). Absent: Ed McDonough (Chairman) and Rich Geddis.

David Brennan, Town Attorney, and Elizabeth Hale, Clerk, were present.

Prior minutes

Because only two of the three members present had attended the September meeting, a quorum was not met; the September minutes will be reviewed at the November meeting.

Patricia Powers — area variances (Tax Map #61.-1-18)

Pat Powers did not appear. She spoke with ZBA Clerk Elizabeth Hale and Chairman Ed McDonough and explained that she was not yet prepared to submit an application and supporting materials for area variances at 6 Powers Lane.

Powers Lane, a dead-end street, is a subdivision created in the 1950s with lots 100 feet wide by 300 feet deep. Ms. Powers owns two subdivided lots that were merged at some point under a single tax-map number; the merged parcel now measures 200′ × 300′ with an existing dwelling on one of the original lots. She would like to subdivide the double lot back to the original 100′ × 300′ lots, which would not meet the Town Zoning Code’s 3-acre density and setback rules and would require substantial area variances for density and side-yard setbacks. Ms. Powers expects she may be ready to submit an application and appear, with her son, at the November meeting.

With no other business, Jay Shover moved to adjourn at 7:06 p.m.; Lettie Saheim seconded. Ayes: Griswold, Saheim, Shover · Nays: None.
