The Zoning Board of Appeals of the Town of Schaghticoke met at the Town Hall, 290 Northline Drive, Melrose, on Thursday, June 5, 2025.

Regular meeting — 7:00 PM

Roll call took place.

Present: Ed McDonough (Chairman), Kristin Griswold, Lettie Saheim, and Rich Geddis. Absent: Jay Shover.

Approval of prior minutes

The Board reviewed the minutes of the May 1, 2025 meeting. Kristin Griswold moved to approve them as submitted; Rich Geddis seconded. Ayes: McDonough, Geddis, Griswold, Saheim · Nays: None.

Burniche — area variance (Tax Map #60.-2-7, 151 Turner Road)

Joe Burniche, owner of 151 Turner Road, appeared with his wife, seeking an area variance to build a garage with a mother-in-law apartment. The Board reviewed the submitted materials — the application, short-form EAF, survey, architectural drawings, and building-permit application. All setbacks are met except on the easterly side, which measures 15 feet; because the detached 36′ × 47′ garage stands approximately 29 feet tall under the zoning definition of height, a 14-foot area variance is required. The $150 application fee was submitted. Mr. Burniche said he had spoken with his neighbors about his plans and that they were “100% on board.”

Chairman McDonough moved to hold a public hearing on Application #3-25 at the next meeting, July 3, 2025 at 7:00 p.m.; Rich Geddis seconded. Ayes: McDonough, Geddis, Griswold, Saheim · Nays: None. The Chairman noted he had received no inquiries by text, phone, letter, or email.

Adjournment

Chairman McDonough moved to adjourn at 7:16 p.m.; Lettie Saheim seconded. Ayes: McDonough, Geddis, Griswold, Saheim · Nays: None.
