The Zoning Board of Appeals of the Town of Schaghticoke met at the Town Hall, 290 Northline Drive, Melrose, on Thursday, January 2, 2025.
Regular meeting — 7:00 PM
Roll call took place.
Present: Ed McDonough (Chairman), Kristin Griswold, Lettie Saheim, Jay Shover, and Rich Geddis, with David Brennan, Esq., ZBA Attorney. Absent: Elizabeth Hale, Clerk.
Approval of prior minutes
The Board reviewed the minutes of the December 5, 2024 meeting. Lettie Saheim moved to approve them as submitted; Jay Shover seconded. Ayes: All · Nays: None.
New business — accessory-building inquiry
Planning Board member Dan Clow appeared with his son regarding the son’s Residential (R) district property, where a pre-existing metal shed/garage (12 feet wide by 36 feet long, set back 10 feet from the rear line) needs replacing. The proposed replacement — a larger, improved structure measuring 40 feet wide by 30 feet — prompted a discussion of setbacks. The Board suggested speaking with the Building Inspector to clarify the necessary setbacks and determine whether a variance application is needed, referencing Zoning Law Section IV(F)(2)(c) (Structures in Required Yards — Permitted Accessory Buildings), which requires a setback of not less than 10 feet or the height of the building, whichever is greater, from any lot line.
