Chairman Ed McDonough opened the meeting at 7:05 p.m. with roll call. Present: Ed McDonough (Chairman), Rich Geddis, Kristin Griswold, Lettie Saheim, and Jason Shover. None absent. Deputy Town Attorney Kristin Pratt and Clerk Elizabeth Hale were present.

Liz Davis — Application #1-22, garage at 600 Verbeck Avenue (RA district)
Applicant Liz Davis presented a proposal to construct a 28′ × 32′ two-car garage at her residence on a 2.9± acre lot at 600 Verbeck Avenue (owners Liz and Kyle Davis). The garage would sit at the end of the driveway, 10 feet in front of a propane tank and 16 feet from the residence; the side-yard setback to the right of the house is 47.5 feet from the property line. The proposed 16-foot structure height requires a 12.5-foot area variance to allow construction approximately 3.5 feet from the side property line, where the cited Zoning Code provision requires a 16-foot setback. The application, fee, short-form EAF, and survey map were received. Chairman McDonough explained the public hearing process and recommended the applicant reach out to her neighbors for support.

Chicken-keeping inquiry
Chairman McDonough reported an email from a Speigletown resident who wishes to keep chickens on a roughly 1-acre property in a Hamlet District. The Chairman explained she would need an area variance, as the Zoning Code requires at least 5 acres to keep chickens in the Town of Schaghticoke.
