Regular meeting
Chairman Ed McDonough opened the meeting at 7:30 p.m. with roll call. Present: Ed McDonough (Chairman), Kristin Griswold, Lettie Saheim, and Jason Shover. Absent: Rich Geddis. Deputy Town Attorney Kristin Pratt and Clerk Elizabeth Hale were present.

3 Willow Street, Grant Hollow — variance determination
A property owner and his son appeared to determine whether area variances would be required to construct a 1,400-square-foot, two-bedroom, two-bath ranch-style residence. They explained that the owner’s home at 3 Willow Street in Grant Hollow had burned to the ground and that they planned to build a new residence on the same parcel. The new construction would have a 22-foot front-yard setback (greater than the former home) and would sit 70 feet from Grant’s Hollow with a 20-foot rear-yard setback. They sought to confirm before starting that no ZBA area-variance application would be needed. The Board determined no area variances would be required and advised the owners to consult the Building Inspector before beginning the project.
69 Roe Road subdivision inquiry
Chairman McDonough reported a call from a prospective buyer interested in purchasing a 1± acre lot to be subdivided from a 3.56± acre parcel in an RA (Residential/Agricultural) district at 69 Roe Road. The Chairman advised that the 1± acre subdivision could present both density and road-frontage issues, potentially requiring variances, and that he had sent the necessary application materials. After some back-and-forth about whether the materials had been received, the prospective buyer reached out again on May 3, and the Chairman explained the application process. There was no further communication, and the inquirer did not appear.
