Rohloff Metal Building Sales (Tax Map 32.-3-29)
At 7:30 PM, Brian Davidson read the Notice of Hearing. Land surveyor Brian Holbritter represented applicants Brian and Deanna Rohloff, who seek a Special Use Permit to erect a metal building sales display at the intersection of Route 40 and Route 67 in a Highway Commercial district. The display would include two buildings (24×25 and 24×24), staked out with blue and pink flags, set back 100 ft from the Route 40 pavement, without concrete pads but held down by an anchoring system. A resident asked whether the buildings could withstand high winds without a foundation; Mr. Holbritter explained the anchoring system. Another resident asked about visibility from the road, and Mr. Holbritter explained the 100-ft setback. The applicant plans to use vinyl banners on the buildings to advertise. The hearing closed at 7:37 PM.
Cole Moore Timber Harvest (Tax Map 12.-2-43.1)
Brian Davidson read the Notice of Hearing. The applicant appeared himself, seeking a Special Use Permit for a timber harvest on a property he just purchased at 125 Bell Road, Valley Falls, in a Residential Agricultural district. He plans to clear dead trees and clear-cut a 2.5-acre piece to build a house. No public comment. The hearing closed at 7:45 PM.

Rohloff Metal Building Sales (Tax Map 32.-3-29)
Brian Holbritter represented Brian and Deanna Rohloff for the Special Use Permit at Route 40 and Route 67. The buildings will be constructed southwest of the existing restaurant’s parking lot and 100 ft from the Route 40 pavement, using that parking lot for entrance and exit to the display. Mr. Holbritter brought a site-review map. Landscaping was suggested to improve the display’s appearance, and it was agreed the permit would include a landscaping condition. The $100 application fee was received.

Ragone Concrete Profiling Conference (Tax Map 71.-2-4.13)
Land surveyor Brian Holbritter represented Vince Ragone, seeking a Special Use Permit and site-plan review for a general contracting business at the intersection of Route 40 and Fogarty Road, moving the business from his home. Plans include one building with a small office and a garage for a form truck plus storage, a septic system, and hours of operation 7–4. A DOT permit for the driveway location was obtained. Deputy Town Attorney Kristin Pratt asked whether a coordinated SEQR review was completed before the Town Board for the rezoning; Mr. Holbritter said the Town Board completed an uncoordinated SEQR review, meaning the Planning Board must complete its own review, and he will submit an Environmental Assessment Form. A public hearing would be scheduled for the October 6, 2021 meeting.
