Other
Marten property (Tax Map #31.-1-26.1 and 31.-1-26.2)
Chairman Alessandrini circulated a packet (tax map, 2017 final assessment roll, and a Google Earth map) for property totaling 24.22 acres owned by Laurence and Virginia Marten in an RA district at 323 and 486 Hansen Road. When Mr. Marten acquired the parcel adjacent to his home, his attorney advised merging the lots into one deeded parcel under a single tax-map number, which he understood was filed with the county; however, the current assessment roll does not reflect the merger. Mr. Marten would like to subdivide a 3-4 acre parcel containing his residence from the original 8-acre lot. A ravine at the rear would limit future development, and there is ample road frontage for both the proposed lot and the residual acreage. The Board discussed whether subdivision review was required or whether the request could be handled as a lot line adjustment, noting the latter would be more economical and procedurally advantageous. The Board conferred with Deputy Town Attorney Kristin Pratt, who will research the procedural requirements; the Chairman will contact Mr. Marten afterward.
Chairman Alessandrini also disclosed a possible conflict of interest arising from a personal banking relationship connected to Mr. Marten and asked whether the Board had any concern about his participation in a potential Marten application; no member expressed concern.
A workshop meeting to discuss the rough draft of the Zoning Law Review was scheduled for January 17, 2019 at 7:00 PM.
Adjourned at 7:47 PM (Akin · Clow — Ayes: Alessandrini, Akin, Clow, Davidson, Hale, Wiley; Nays: none). Submitted by Elizabeth Hale, Planning Board Clerk (dated January 3, 2019).
