Members present: Chairman Frank Alessandrini, Wayne Akin, Brian Davidson, Elizabeth Hale, and Robert Weir. Dan Clow was absent.

There was no new or old business, and no one appeared before the Board.
Other
Chairman Alessandrini circulated a packet of e-mailed inquiries and his replies:
- Kardas Farm wedding venue (300 Kardas Road, RA district). Randall Space proposed using the family farm as an outdoor wedding venue, with tents and portable sanitation and no new buildings. The Zoning Code does not enumerate outdoor wedding venues; Attorney Pratt cited Section III(A), under which the Planning Board may grant a special permit for an unenumerated use consistent with the Town’s general land-use intent and not incompatible with surrounding uses. The Board discussed whether to proceed under Section III(A) or refer the matter to the ZBA for a use variance, generally agreeing that occasional weddings were consistent with area uses and could be conditioned (hours, parking, noise). A Town mass-gathering code requires approval for gatherings over 250 people. The Chairman will convey the Board’s consensus.
- River Road subdivision inquiry (3109 River Road, RA district). An inquiry about splitting a 1.27-acre lot (203’ total frontage) into two lots; the Chairman explained the lot does not qualify under the Zoning Code (200’ frontage and 3-acre minimum per lot) and would require substantial ZBA area variances before any PB subdivision application.
- Wertman Farm one-lot subdivision (311 Pinewoods Road, RA district). Tom Fuller inquired about a one-lot subdivision; an earlier subdivision was completed in January 2004, before 2005 Zoning Code revisions. The Chairman explained current requirements and asked him to appear with a sketch.
