When you need a permit

You need a building permit for:

  • All new construction with a floor area over 100 square feet
  • Enlargement, alteration, or conversion of a building
  • Decks over 100 square feet in area
  • Sheds over 100 square feet
  • A new or replacement swimming pool — above-ground or in-ground

The permit process

Required before a building permit is issued

  1. Completed application
  2. Site plan, plot plan, survey map, and construction plans — in digital format (if printed, no larger than 11″×17″)
  3. Driveway permit: preliminary approval — town roads (Highway Superintendent), county roads (Road & Driveway Culvert permit), or state roads (NYS Highway Work Permit)
  4. Plans that conform to zoning restrictions and setbacks
  5. Copy of any Area/Use Variance or Special Use Permit, if applicable
  6. Copy of subdivision approval or classification from the Planning Board, if applicable
  7. Permit to construct a private sewage disposal system from the Rensselaer County Health Department (RCHD)
  8. Cash or check payable to the Town of Schaghticoke

Required before a Certificate of Occupancy

Call the Building Inspector to schedule these mandatory inspections:

  • Footing (prior to pour)
  • Foundation (prior to pour)
  • Drainage (prior to backfill)
  • Framing
  • Plumbing
  • Electrical / rough wiring (inspected by fire underwriters)
  • Insulation
  • Final

Required paperwork:

  • Certificate of Compliance from RCHD certifying the well and septic system
  • Blower door test results
  • Duct blast test results (if required)
  • Certificate from NYS Underwriters (final electrical inspection)
  • Driveway permit — final approval (town, county, or state road, as applicable)
